On-Site Pool Barrier Inspection

Our accredited certifier visits your property and conducts a thorough inspection of your pool barrier against AS 1926.1-2012 and the NSW Swimming Pools Regulation 2018. The inspection typically takes 1–2 hours depending on the complexity of your barrier setup.

3

Inspection Outcome — Compliant

If your pool barrier meets all requirements, we issue your Certificate of Compliance via the NSW Swimming Pool Register within 3 days. This certificate is valid for 3 years. You’ll receive an electronic copy ready to attach to a sale contract or lease agreement.

4

Inspection Outcome — Non-Compliant

Under s.22E of the Swimming Pools Act 1992, we issue a written notice detailing all areas of non-compliance and a Certificate of Non-Compliance within 7 days. You then have 6 weeks to rectify the identified issues and request a re-inspection.

!

If rectification is not made within 6 weeks: within 5 days after the expiry of the 6-week period, we are required to notify the relevant local council. If the pool poses a significant risk to public safety, the council is notified immediately.

Frequently asked questions.

What is a Swimming Pool Certificate of Compliance?

A Certificate of Compliance is an official document confirming that your pool or spa barrier meets the safety requirements of the Swimming Pools Act 1992 (NSW), the Swimming Pools Regulation 2018, and Australian Standard AS 1926.1-2012. It is valid for 3 years from the date of issue.

What does a pool barrier inspection involve and how long does it take?

Our inspector assesses the entire pool barrier — including fence height and condition, gate mechanisms, non-climbable zones inside and outside the barrier, gap sizes, any climbable objects near the fence, direct building access points, and the presence of a CPR sign. Most inspections take 1–2 hours.

Do I need a Certificate of Compliance to sell or rent my property?

Yes. For sales, the contract must include a valid Certificate of Compliance or Non-Compliance plus proof of pool registration. For rentals, a valid certificate must be provided to the tenant before the lease begins. These obligations arise under the Conveyancing (Sale of Land) Amendment (Swimming Pools) Regulation 2016 and the Residential Tenancies Regulation 2010.

What happens if my pool fails the inspection?

We issue a written notice under section 22E and a Certificate of Non-Compliance within 7 days. You have 6 weeks to rectify and arrange a re-inspection. If issues are not resolved within 6 weeks, we notify your local council within 5 days.

Does my spa pool or inflatable pool need a compliance certificate?

Yes, in most cases. The Swimming Pools Act 1992 applies to any pool, spa pool or vessel capable of being filled to a depth greater than 30cm. A spa pool may be exempt from needing a separate fence only if it has an approved lockable child-safe lid.

Which Australian Standard applies to my pool?

The applicable standard depends on when your pool was constructed: AS 1926-1986 (pre September 2008), AS 1926.1-2007 (September 2008 to April 2013), and AS 1926.1-2012 (from May 2013 onwards). If your barrier has been modified, the most current standard applies.
